📋 MY SCOPE
🔫Connect to existing 2-1/2" CW domestic water service. Install BFP in metal case per coded note. Run new 2-1/2" CPVC distribution header to all restrooms and equipment per P1.0 and P2.1 riser
🔫Full restroom buildout — Men's (rm 114), Women's (rm 113), Family RR (rm 133): 14 WC, 3 UR, 10 LAV, 5 FD per enlarged plans P2.0. All fixtures fully piped per P2.1 riser diagrams
🔫Connect to existing 4" sanitary — field verify routing, inverts and direction before any rough-in. Provide alternate bid for lift station if existing sanitary is not usable. Furnish all new sanitary piping per risers

🚩 RED FLAGS
Existing 4" Sanitary — Field Verify Before Any Work Plan explicitly states: verify existing sanitary routing, size, and inverts before connection. There are two separate connection points called out on P1.0. If invert is not deep enough, an alternate bid for a duplex sewage grinder lift station is required. Carry this as an alternate.
Sump Pump — Inspect, Repair or Replace Existing sump pump must be checked and confirmed working. Plan coded note 16 says contractor shall check, repair, or replace as needed. Price the replacement (Zoeller or equal) as an allowance — you won't know until you're on site.
Existing Trench Drains — Contractor to Connect to Sump Existing trench drains in the building must be connected to new sump pump discharge. Field verify quantity, condition, and routing of trench drains before pricing. This is an unknown until you walk the space.
CPVC Above Grade — Cannot Run in Return Air Plenums Spec explicitly prohibits CPVC in return air plenums. On a large retail TI with open ceilings this is a real coordination risk. Identify any plenum areas with HVAC contractor before roughing in water lines.
EWH-1 Heat Pump WH — Seismic Bracing + Title 24 Requirements A.O. Smith DEL-20 is an air-source heat pump water heater. Title 24 (P4.0) requires seismic bracing per local codes. Heat pump unit also needs 120V electrical confirmed with EC before purchase. Backup heat operation has specific insulation and control requirements per P4.0.
Gas — No Service Available, Capped Coded note states: connect to existing gas piping with shut-off valve. Natural gas is capped and there is no gas meter. Confirm with the GC and owner whether any gas-fired equipment is planned — if not, gas scope is just the cap. If gas service is added later, that is a separate future scope.
